The Yale New Haven Children’s Hospital is opening a pediatric specialty center in Norwalk on Belden Ave, at the site of the former Virgin Atlantic offices.

The center will offer strictly out-patient services.  The new tenant is welcome to a building that has been mostly vacant for a few years.

If you frequent downtown South Norwalk, expect to see some changes starting in about 6 months.

The Norwalk Zoning Commission just approved a new building to be built on Washington St. in SoNo that will house 52 apartments and provide 90 parking spaces.  Where will they be able to fit that?  Directly next to The Gingerman, where a parking lot is presently located at 99 Washington St.

The 52 unit building is another in a line of planned development in Norwalk.  There are multiple approved developments in Norwalk, but many of them have been slow to actually develop.  Waypointe, located on West Ave, could possible be the most active job site at the moment.  After a slowdown due to discovery of asbestos, that project looks to be up and moving again.

Norwalk residents are mostly optimistic about the new developments, but want to see these developers actually deliver on their proposals.  If just half of the proposed developments in Norwalk come to fruition in the next 1-2 years, there will be some very noticeable changes.

The rental market has been pretty hot in the past year.  The rental market in Norwalk is also very strong.

Tenants saw the average price of rentals drop when the real estate bubble burst, but it has been slowly gaining strength since 2009, and rental rates are still creeping up.  Rental rates in Norwalk and in lower Fairfield County are increasing roughly 3% per year depending on the town and location.

Tenants don’t have to be too worries though as new construction rates have crept up to meet some of the demand.

There are many reasons why the rental market has stayed strong.  Part of it has to do with our uncertain economic situation and fear that we are in for a double-dip recession.  Another part is that it has been harder for would-be buyer’s to come up with the necessary down payment in order to buy a property.
